The house at that point was over 50 years old and my plumber tells me the gasket looks like it's been there from day one when he replaced it.I watch all these court shows and if I charge this back to the tenant, due to the tenant twerking, Judge Judy would give me the evil eye and demand I PROVE it.

@Judy Rae  That is the advise I gave them.Who do you recommend for collecting payments on vacation rentals?

HI Judy, yes I have been talking to her and she is just absolutely wonderful and helpful. 

That pays for my coordinating with the cleaner to ensure we're on the beginning of their route for the day in question vs an unknown slot... and I let the guest know that means they can get in 3 hours earlier than normal time.

Hey Judy are rights are being constantly violated.The government wants us to keep tenants during this pandemic at our costs without just payment,even though we have overhead costs water,property taxes,mortage,insurance and etc.Here In NY they suspended any eviction proceeding for 90 days.I had one tenant exactly 1 day left on his warrant,the law passed so know I had to wait 90 days on top of the 60 days that I spent waiting on the eviction.Im just worried that will suspend rent payments,which groups are asking.

Concrete offices open at 6:30 and if you haven't called by 7:30 all the slots 3 days out are taken.
