These units have been vacant now for 2 months and I'm out of ideas on how to market the units to people who will move forward.All four units are 1 bed/1 bath units and I have the following criteria:Fees:$300 security deposit, $50 application fee per adult (18Y+).Criteria as follows:no evictions in the last three (3) years; felonies on a case by case; no sexual offenses; income 2.5 times the rent.Any thoughts or tips would be very helpful!

& it is a tough business.However, I would rather be threatened &/or verbally abused by transient tenants residing in a building generating double digit p.a. returns than a employer demanding 70 hrs a week, while living in false hope of a 1-3% p.a. raise & the anticipation of a promotion into greater servitude.

Well, no, it's a hobby.Here is our issue, the property is our collateral, if you get hit by a bus we may  end up with the house.

The power and potential for abuse in HOAs would make me nervous to be a small minority owner.

. -1 bathroom with 4 people renting is going to take a lot of abuse.

Given the IRS scandal this summer and the actual abuses carried out in the name of political favoritism, this certainly would be a good time to change the way taxation works in our country.

Its also a lighter gauge material & on the install they did crack one piece so I would assume it's prone to stress cracking.Also be wary of the lighter gauge granite from China it is very prone to cracking & will surface scratch easily.We have Granite throughout our kitchen & house (14 years now) & it takes an amazing amount of abuse.

Of course, hard money loans to consumers was still possible although legislation and abuses ultimately eliminated hard money as a money source for homeowners in a pinch.My original mentor, Mike Quaid, owner of Cal-West Home Loan and Fullerton Investment, knew people and taught me the art of 'undressing' the prospective borrower.

You know that people can be arrested for abuse of animals or elder abuse or child abuse; if the stuff that I've seen in some houses were treated similarly, the owners would be arrested for housing abuse :)

Also, what if I gave everything to a landlord now, and then in two weeks I go to get the keys only to find out he was hit by a bus a week ago?
