For buy and holds, being an agent isn't as much of a necessity in comparison to fix and flips where the commissions earned or waived or impact the bottom line more than rental properties.I don't pay all that much to maintain my license (about 1k a year) so it's definitely worth having in my opinion.

In my opinion it is better to get quotes and do it in the spring, when neither heat or AC is a necessity.
