Your income 280-300 covers all your housing, credit card, cars, student loans, Japanese properties, then the CO property needs to cash flow as a market rental not short term (without any experience). 

Even if you overpay today, but lock it on a low interest rate, what might not look very good today, will be great a couple of years from now.We are not day traders, but in this for the long term!

You can also invest anywhere geographically also you may be constrained by location...how much do you know about OOS markets.... or capital...how much money do you have to invest.Given the growth of the RE market, I think this site has probably attracted more newbies that 1) need cash flows and therefore are drawn to OOS low cost opportunities or 2) ones that see all the money that can be made from flipping (the traders in the stock market world).It will be interesting to see what happens to the activity on this platform if and when another RE correction takes place.

basically guarantee rent like sec 8 but without the tenants destroying things and skipping out. a lot of single japanese live in a small apartment that they basically use just to sleep, shower and store their things.  

The other trick may be getting a loan from a Japanese bank with no work authorization, so are you prepared to pay cash?

There are not many other cities where one can live 2 miles from a trailhead and 5 miles from a Trader Joe's for as little money.
