As others have stated, new ground up construction is a different animal then renos/etc.

I was on the fence before going but the time spent on the ground helped change my mind.  

Building ground up defiantly takes a lot more knowledge vs rehab.

having market knowledge and boots on the ground in Buffalo as you noted is definitely a plus, but there is just so much competition right now, even for the most distressed assets.
