Just like when tickets for a Steelers game are expensive you generally have more respectful fans, when they get cheap you get more people getting hammered and being jerks. 

@John Williams politicians at all levels of government are taking away landlord property rights to protect slum-tenants.We'll soon be like Ontario, Canada where they can't charge application fees or security deposits and it takes 12 months to evict a tenant.Unfortunately, landlords are too cheap to make political donations to stop the madness:(

The fixer uppers are not cheap to get into and your capped on your ARV so the spreads can be thin and the permitting can be a nightmare. 

And for rentals, the same is generally true, with the caveat that cheap rentals get cheap tenants.  

Insurance is super cheap in Vegas.

I don’t expect to be someone that finds incredibly cheap deals that become worth double what I paid.

This is because the properties are cheap enough that landlords cash flow immediately, and they also get to enjoy the perks of having the college students around.
