For example, a person can go to  a 10 —-13 week school for dental assistant… finish the course get a certificate and have an immediate job making somewhere around 43k plus.. yeah I know it’s not a ton of money, but it’s a good base especially for folks that don’t want to go to college.

Get on a bunch of wholesaler lists.

Look for a solid house that's in need of nothing more than updating.Major structural, utilities and foundation repairs might be a big bite for your first one. 

Do you have a specific area of Chicago where you would like to live? 

Inspection reports and appraisals are helpful but aren't a cure-all.

Out of curiosity is there a reason you do not wish to repeat the process with a new purchase?

@Sarah Hadassah Negrón so you get a money judgment.Now you have to turn that into a garnishment action with the courts.To do that, you typcially need to have the tenant personally served - which means finding them or hiring a skip-tracer to do so.Then, what are you going to garnish?
