I also encourage you to think about amenities that are intentional and thoughtful, like a desk or work station, a small fitness area with a yoga mat, a "library" or bookshelf with reading options, or blending outdoor/indoor living spaces where possible (of course, if your unit allows it).

For myself, it was deciding whether to invest in SFH or a vacation property that I could potentially retreat to for retirement or for a quick getaway.

We file jointly.I am retired and wife is a novelist and can work from anywhere, perhaps she could write off the 4-5 months of rental as an expense, writers retreat, plot group workplace etc.

If you are going to burn the ships and retreat is not an option, then I would spend the money.

Most of the tenants are middle aged to older couples who use them as "summer retreats."  

Maybe its running, lifting weights, surfing, mountain biking, yoga....If you like it you are more likely to stick with it.
