Lastly when I was newer in the business I was a Land ONLY specialist I sold smaller to larger Ranch style land and depending on where it was and how difficult it was to show standard fee's in those  days was 10% and on some of my deals that were 40 miles of dirt road back into Mendocino National Forest and took someone with my unique skills with maps and compass's to even find the land I charged 20 to 30% commish on those.

You paid someone to do their job and they weren't up to the task and won't take responsibility.

Quickbooks is far more than the average investor needs for accounting, and it doesn't do the other 17 tasks a landlord wants like marketing property, tracking maintenance, landlord reports, etc.Software is a common question on BiggerPockets.

Kris has mostly just hired other experts to deal with the day-to-day tasks so he can focus more on the high level stuff, which may be why he will have a larger net worth than Phil.If I had to pick who I would give my money to as an investor I would pick Kris 100%.

In the future perhaps I should get a unique address number to avoid confusion.I will try and go to the post office and show them the letter but not sure if they will help me.

Utah is a pretty unique place compared to the rest of the country so its not always easy to say "yes you should sell" or "no you should hold". 

However, finding a good roofer who is reasonable with price to do maintenance/repairs, and on manufacturer's list of authorized roofers is a tough task.
