I think the low down payment house hacker could have trouble with the current prices, unless they are negotiating lower purchase prices in combination with buying down the interest rate, either themselves, or by means of a seller credit.

My target properties are 2-4 unit to avoid the commercial financing and so I can sell to a house hacker if absolutely necessary, and are in the range of 15-25% of the value of my primary residence, so they won't ruin me financially (or make much money) regardless of the outcome.
