New to Bigger Pockets looking to start my House Hacking adventure

Currently vigorously searching for deals on zillow to find my 1st house hacking opportunity. 

I have a lot of questions/hesitations when it comes to tenants tho. 

What programs are you using to find good tenants, what lease agreements do you use, and what are my rights as well as theirs as tenants. These are a few of my concerns.

Welcome!! What type of house hack are you thinking? Buying a big house and filling up the rooms with roommates? Small multi-family (1-4 units), or -my favorite- converting a single family home into two units by converting a basement or some other creative avenue?
