This is already underway.

i have been study everyone's posts for about a month now and have just got my first deal under way. i have 3 properties under contract for a total of $90,000. i have an end buyer bringing me earnest money deposit of $1500 and signing a sells contract for the properties at $120,000.

Feel free to send me a message, we have a rehab that is nearly done and 1 that is currently under way plus 1 more to start that should close by next month so you can come out and get some "hands on" experience and advice from me and a few other local guys if you want.

Contractors for the most part all look and sound the same when you get their quote but you won't know how they're going to treat YOU until the job is under way.

I just can't wait to find my money(hehe, my money, NOT), and get my first deal under way.

Now my question follows..I’ve done an extensive amount of research on how it works and I’ve got a great understanding of the basics I’m a new investor and I’m extremely eager to get my first deal underway.

If your check's been cashed, you have a deal under way, and need to be taking the proper actions (inspection, loans, etc.)

The area is quickly improving with plenty of flips already completed or underway.

I really have to get moving on this as the seller called me a little while ago anxious to get things underway!

As far as the area around Madison I have no idea about it, but if there is some huge developments under way that could push the appreciation aspect up dramatically over the next 10 years or so then maybe if you don't mind losing money on it and living in it just to off set cost of living then go right ahead.
