This can affect how it dries, how long it will take to dry, and if not right, can actually find the finish peeling once dry.If you hire someone, and they use water base finishes- 3 coats-, they can be done in 2 days if they hustle, 3 if they don't.

@Samantha KleinIf the cracks in the slab are only in the floor and not in the thicker portion forming the perimeter foundation, the cost to repair them should be similar to removing an old driveway and installing a new one.

One had the flippers talking about the hot summer and somewhere in the middle of a six week flip they're in coats and jackets.  

I agree with @Julie Marquez totally carpet, the thicker the better. 

It will tell you how much surface area it will cover depending on how wide your tile gap is.With paint, it depends on the type of paint (whether it needs one or two coats).

We have a layer of oil based kilz on the walls, covered with a layer of knockdown, with two coats of paint, new trim and doors and carpet, bathroom and basement gutted to the studs and rebuilt, and some new drywall, windows open all summer, and....just being there for five minutes and I can smell it on my jacket.  

I use to give them a monetary gift, but my land lording is a gift compared to other landlords so I don't need to sugar coat it anymore than what I already do.
