Yeah I guess it just doesn't really make much sense to even have a sellers disclosure if you technically can just disclose that you're not sure about anything.

Properties are exchanged into the reit, the sell gets unit shares (partnerships don’t technically have shares).  

I mostly do resi working with both investors and luxury retail, and small MF which 5+ units as you know is technically commercial.

@Chris Seveney Thanks for the input-- yes our role was not focused around raising money but I am just trying to learn more about what you wrote: if let's say there are two GPs, one bringing capital to a deal for the other... is that not different to "selling a security" since they are both technically managers and have shares in the deal? 

While still technically in seller’s market territory, inventory is well above extreme lows seen in recent years and has held steady for quite a few months now.

It's similar to rent-by-the room although technically each unit would come with their own privacy.
