As for the “partner’s approval”, that’s garbage promoted by wholesaler gurus and no informed seller would accept it. 

Since I plan to manage the property on my own, I am looking for great online resources that will promote my productivity. 

Nevertheless, I feel that Arena is doing his best to grind Jefferson Park in the direction it needs to go - which is making it an attractive, denser neighborhood for that will allow a new, younger socioeconomic base that will spur commercial growth and promote long term stability.

Regardless of which branch this reflects poorly on their leadership ability and will affect their ability to get promoted which is a good thing.

She just texted me to tell me she got a promotion in another city and needs to move before school starts, this month! 

What things should be discussed upfront to promote and protect both parties interests?

I'm thinking of moving some of my stock market investments to real estate... to diversify, and because it sounds more fun and tangible.

@Matt Fore Yes it does have to be capital gain although there is some language that just references "gains" so we are waiting on additional guidance as to whether ordinary gains would qualify.I think the reason capital gains need to be invested into the funds instead of straight cash is that by recognizing a capital gain you are selling something which promotes economic activity (selling stocks, businesses, real estate, etc.)
