I think this is an interesting question and can be tackled in a number of ways.

I find that homes with out of the ordinary repairs needed are some of the best deals created as they "scare away" many lipstick flippers and open the doors for higher spreads for those investors willing and able to tackle them.

The main difference with MF is that you don't tackle all the issues you're presented with at once like you might do for a SF resident. 

I appreciate the optimism for my RE ambitions and I will educate myself before trying to tackle something too big for me.

Its all about getting the right team in place, once you got that, you can tackle any project, Also, check in with your state, they may have an additional program for first time owner occupants.
