Let me summarize your BP responses. 50% Yes, never do RE w/o it. 50% No, waste of time but be sure to get insurance as if no matter what route you chose you don't need insurance.I am in the camp of putting your properties in an LLC is a good thing.

It's better to read books that summarize some of the strategies for you or at least the publications, as I mentioned above, will help give you some practical guidance.

I presume I would then execute a purchase contract with them which will give them collateral that I will buy the house and if I don't, they will pay me what I lent them plus a fee for lending them the money, as well as I, transfer the deed back to them.So to summarize:1) Seller deeds the property (via a notarized quit claim deed or warranty deed?)

I assumed during this communication that he signed with the new place early as it is not far from our home and wanted time to slowly move his things out (our last tenant did that but of course that's on me for assuming).A few days ago, he sent us a very passive aggressive message to summarize it said: "since you so kindly reminded me that I will have to pay rent for a month I wont be living here, the heat hasn't worked in 3 months and I deserve to have some heat in here" Mind you, this is an owner occupied multi family so we see this tenant at least once a week and have had several conversations about the unit and how he said everything was going well there.
