We ended up getting a deal through US Bank, so we submitted an offer this weekend.

We decide to get our own realtor to submit an offer, and then the listing agent says that they accepted an all cash offer and we didn't even get to submit a paper offer...

First of all, in order for a seller to get the bank to consider a short sale, they have to submit a detailed short sale packet to the lender, which usually requires the assistance of a realtor. 

They need to test the outlets, switches, and faucets before you submit payment.
