In the present mortgage environment it appears that super jumbo mortgage lenders have preference towards a perceived 'stronger' loan. 

Have permit, building quote, contractor lined up, trades lined up, no downpayment needed per bank since we have lots of equity tied to the Self-Storage side of this property. 

Experienced developers are vertically integrated and don't need new friends or want to do mentorships. tie a site up, record videos, establish yourself as someone they need to do through marketing. if you want to really do that it's what you need to do.

The distributions are nowhere near high enough to tying up principal in perpetuity.
