@Seth Hoehn  good point on early payoffs for all we know they get their capital from insurance companies and have stiff defeasance clauses. 

Read the small print in the contracts of course but I would start by saying don't stiff the realtor and don't try to do a side deal for all the reasons mentioned earlier.
