Is it simply that I find the average sales price of a 5 acre tract of land within a specific radius of my property in the year that I inherited it?

.)- Crime stats... if you know specific zip codes/submarkets that you'd like to target, the best data will come from local precincts. - and more..I'd recommend remaining active not only here on BiggerPockets, but in other valuable RE investment networks that you can find - i.e. local meetups (meetup.com, eventbrite, BP local events). 

I am looking to focus my investing on the commercial space specifically value add apartment complexes.

Do you have something that speaks to the specific cleaning necessary at the duration of the lease? 

would love to see a seller finance specific calculator that has a option for 1031 exchange from buyer bringing in down payment.  

I would've never invested there if I didn't have a team that I knew and trusted.

You can find something in Durham and parts of Raleigh, specifically zips 27610, 27603, and parts of 27604 that would meet your criteria, however generally speaking most of the inventory that would fit what you are looking for in Raleigh or Durham would likely be in neighborhoods that I personally wouldn't want to invest in, C- to D type neighborhoods.

Can't tell the number of computer system installs, Startups, bankruptcy workouts, Team development, Brokers/consortiums, finance packages, etc that I did working many hours a week.
