Holes in the walls (from pictures and shelves), it appears the bathrooms were never cleaned- there is hard water corrosion, and animal urine on the hardwood floors.

If it broke, I would do the cheaper and least hassle of replacing it or filling the space with shelves/cabinets.

We'll replace any doors/windows that need it, but if they are in good shape, a coat of paint will make them look new.Again, for my market, everything new, nothing upgraded -- and our properties fly off the shelves at that price point.

By adding some different upgrades that do not cost much goes a long ways, from ceiling fans, medallions, corner shelves, etc...

There's buyers out there for everything, and deals at that price point are flying off the shelves right now.
