If you can't find a single property for rent I think you need to scour the internet a bit more. 

If under 50 units you can usually scour the mls and find the sucker mom and pop who listed is with ole realtor johnny who does know what and NOI or Cap Rate is.

But your methodology is precisely what hundreds and thousands of other flippers do every day scouring the MLS.

Since my goal is to get my first multi-family property in the next 90 days, I will put in the extra work now to set myself up to get my real estate license, while also scouring the market for deals to present to investors.

I’ve been scouring the sites for a home under $200k and it very rarely exists without needing a ton of work (not something I’m ready for yet).

We’ve scoured the area for comps and nothing useful pops up.

I am currently in the process of binging on podcasts and scouring the forums for those wonderful bits of knowledge.
