This statement above is the EXACT reason why wholesalers get such a bad name and ripped on all over this site.

I'm not suggesting that you not look into ALF, but recent events has really ripped the roof off (literally) on the business model and difficulty for owners and managers providing for residents AND the resulting law suits that will follow when bad things happen.It would be my guess that business E&O, liability insurance will reflect these newly visible realities.   

The last time I had that problem, I drove over to the house and ripped up the carpet myself, threw it in the back of my pickup truck, and drove it to the dump.

@Scott M.Thanks Scott and glad to know I didn't get ripped here and he did service other things remote, pulley, lubricating etc.

I did unclog the top part of the gutter, but the downspout is also clogged.I'm going to have to rip out the areas that are damaged by the leak. 

Do I have to rip off the sealing now to identify any punctured tubing issue?

They will also tell you it must be inspected and depending on the inspection they can make you rip it all out or just update certain things.
