Unless you sell to a rank amateur with no consultation on his side, expect for an off-base 'wholesaler rehab estimate' to turn you into a laughing stock in short order.As a flipper, I usually get pretty annoyed when a wholesaler tries to tell me what the rehab on a property is. if I want a wholesaler to find something, I'll tell you where and what... leave the thinking about the 'how' to me.

Rank cities by price-rent ratios...the best for cash flow are Michigan, specifically Detroit, and Ohio maybe Columbus.
