Since the home is in a R1 (single family home) zone, I couldn't close with that lender unless I got an exception from the county or connected the units from the inside so the home would pass as a SFR but I already had renters in both units.

their income individually or combined must be 3 times the rent on a monthly basis regularly and you must verify everything on their application.Previous landlords can tell you if they were good tenants or had constant late payments and/or faced eviction.they also need to pass a criminal background and credit check.

And just like the legion of folks that wholesale they are all beginners only far less knowledgeable than most beginner agents as agents at least had to pass a knowledge test and understand the laws.
