How big of property are you looking to purchase?

I'm looking to purchase my first rental property and have been searching for a deal that would generate positive cash flow based on my projections.

I seriously looked into purchasing a few years back in Valencia but decided ultimately the US had more potential.

Delavan has come a LONG way recently and prices are shooting though the roof both for rents and to purchase. 

Before that, I purchased property in Rhode Island.

For it’s part, Fannie Mae historically has focused more on purchasing mortgages from larger financial institutions, while Freddie Mac was originally designed to support smaller/regional/thrift institutions.

Maybe it isn't worth it, but you should consider the numbers and decide...that could push you towards purchasing another rental. - You mentioned paying down/off a rental and needing to consider the tax implication.

We have worked together for 5 years, and two of your four properties, purchased I believe in 2022, have both renewed their leases and are operating smoothly.
