We agreed for him to rotate some of his art in and out of our house, up to 20 pieces at a time with his business cards.

And if the credit partner does not bring down payment and you get another investor for this, then you need to give them a piece of the pie.

Give them a piece of the deal if they pay off the bad loan.

It was a fairly good information base, but I found through trail and error that pieces were missing. 

This gives me piece of mind knowing I'm not liable during the rental period. 

Unfortunately, nobody will give you something for nothing...That said, I would suggest working on creating the value you can trade for the other piece of the deal (either money or the REALLY good deal).

A small piece of a big pie, is better than waiting a few years until you get to buy another small pie for yourself (in my opinion).
