I had a chat with them on the phone as i was curious about the funding.. but came to the conclusion that the down payment ( the client made to buy) was probably what they paid for the property and the seller carry back note was the profit.. and then the seller carry back note is sold to yet another investor.. who is investing for coupon money.   

I’m in CA also and paid cap gains on huge profits to the tune of 28%, which included CA state cap gains.

I've wondered that myself and thought: If an investor was looking for birddogs why would the birddog have to pay the investor money before they began securing leads for the investor, that the investor would then in turn give the birddog an investor's cut on the profit end???

More storage equals happier tenants, and happier tenants equal bigger profits.

One bad tenant can ( and have) quickly destroyed a year+ worth of profit.
