At this point, based on my journey and based on the feedback I am considering postponing getting a license.

From what I’ve seen, even if a property is schedule for sale it can get postponed for up to 3 sales before it actually is put up for sale. 

Potentially postponed some because of the circumstances but not forgiven.

It would also include the rehab (almost everything: some tile flooring was kept and we restored some of the cabinets rather than replaced, pretty much all else was replaced) and our use of the modified BRRR (we rehab typically when tenants move on if they are worth keeping and our rationale for reduced rents to keep tenant and postpone the rehab). 

The Fed is currently attempting to correct the current inflationary trend which they succeeded at in '94, but given how high the current inflation rate is I fear their efforts are currently only postponing a future correction.

Whether judicial or non-judicial state, you know when the next court hearing is, or the sale date being posted, potentially postponed by the trustee so communication with the lender/trustee is key.Now... while you're concerned about what if from your perspective.. consider the what if from the seller perspective.  

Should I postpone renting for now and rehab whenever I can afford to do so?

You can usually count on 6% to 8% of your purchase price in taxes you don't have to pay until you sell or postpone if you do a 1031 exchange.

Me and a couple of investor friends made a Newburgh trip and we concluded to postpone our plans there because although we saw some movement the lack of direct transportation from NYC is IMHO is what makes it trail behind decades places like Beacon.
