I like using curtains and playing music inside and things like that.

Of the tenants, the guy was most interested in the basement space to use as a music room.

@Mike Walker While I'm planning on living in the Austin area, essentially because of the all of the things that make it a great place to live (music, culture and diversity), I was actually leaning toward working the San Marcos/San Antonio market!

My sister and I run a music school and hope to eventually have our own building.

The lender needs to appraise the build based on the plans and specs to come up with an estimated value, see the money available from the borrower to establish an initial LTV.Next thing, if you friend is not a builder no bank is going to make a loan without a builder/contractor involved, no one loans a music teacher money to go build their collateral who has no building experience.
