I was aware of the egress requirement, but was not considering the door size or ceiling heights.

Your suggestion to list on open market likely is the best option for the OP.  

Call the mechanic or gas station up the street and ask the owners if they know someone.

Done right just the first house will give the owner the ability to retire for life after the mortgage is paid. 

I noticed on the city website that it can only be done in certain areas, which I'm more than fine with.
