That's why many vacation homeowners hold down leisure use and spend lots of time "maintaining" the property; fix-up days don't count as personal use.

Auckland has the strongest population, price and rent growth in the country. following to that i would look at outer Auckland or Hamilton.I suggest you subscribe to the NZ Property investor magazine, (can read it online or tablet too) to stay informed about the market and the general NZ Property sector.

While I attribute the situation to a lack of professionalism rather than an act of malice, this type of behavior seems to be endemic in the wholesaler sector of the business.All my best to you on your future endeavours. 

Senior care as a sector simply outperforms other sectors of real estate and the higher returns are more of an indicator that the investor chose the right sector to invest in rather than a higher risk assumed.  

This path has in turn allowed us to grow our business and develop new businesses with confidence from multiple lenders in the public and private sectors.

Many of these former and would-be Austin residents have been replaced the tremendous influx of new residents, many of them drawn here by careers in the high-tech and creative sectors and comparatively lower cost of living.

Around Nov 2016, everything in stock market looked so expensive, even the troubled energy sectors enjoyed ridiculous rally without justification from fundamental.

Not that I don't appreciate people in this sector (complete opposite from the truth) I just don't think associated wages can support.
