There's a lot of differences tween the types both in product and in performance and structure.For instance, with the NNN lease you really have to laser focus on the lease terms and tenant quality first and asset type/quality second.  

As you gain experience and traction your goals and targets may shift but you need laser focus going in and you need to be dialed into ONE strategy to start! 

It’s seems you are laser focused on “no money down” deals and taking it to the extreme.

It’s hard not to chase the shiny objects and to stay laser focused on one investing strategy.

Be laser-focused on finishing that room within the schedule.

The exchanges I see fail most often are where the investor isn't laser focused on their next target so they get paralysis by analysis trying to decide what to exchange into and where.  2.

They will spend about 15 minutes in your home mainly taking pictures, measurements with the small laser device, and writing in their small notebook.   

Those are things no one can know, so it makes the likelihood of an uber laser targeted only to the motivated list something of a unicorn.
