As others have mentioned on here, every person's tax situation is unique and answers are not easily given over the internet and can often be incorrect. 

We just get Internet service and use Firestick along with a streaming service.

Fast internet (there's a reason it's called Gig City), great population growth, industry (Amazon, Volkswagon, Unum, Erlanger, TVA, BlueCross, etc), outdoor living, etc.

They are educating the consumer that there are dozens of investors that want to buy my house for cash, so they now have choices, and wholesalers are often overpaying.I would concentrate on gap cities/counties in between larger metros.

So many nuances from property taxes, insurances, what does airdna or rabbit say, cost of internet, HOA, permit costs, local utilities, are you doing maintenance or is someone else....
