Get a fee only advisor, or educate yourself and get rid of a financial advisor altogether. 

My city seems to bid the land banks but I’m planning on reaching out to get educated on how the system works.

One of the best things you can do right now is educate yourself.

What I did was first got educated, then I started finding good deals.

Education is extremely important. 

So they are not upset  Like you saw with do hard money.. were folks had to pay 3k up front for their so called educational material..

And listing agents had no clue many times what the timber was worth and it was not up to us to educate them.. that has changed now.

The building was previously approved for 3 units and an educational learning center in 1978, (so 4 total units but with one of them being used for commercial use), so we are curious if the city will make us go through zoning, and with that, add a sprinkler system to the building.
