There's really not much gray area there.

Total costs:Roofing materials and shingles:  $1,344.56Windows (13) and materials:  $1,684.90For the roof, I went with Atlas Castlebrook Laminated Architectural Shingles in the color "Hearthstone Gray" which is a darker gray color. 

While white trim and/or gray tones are very popular I think the oak look will work decent for WI and especially my market.

So, title is passed "subject to" the liens being released by the lien holder.Generally, the grantor uses a Special Warranty Deed to convey title, warranting title just with a General Warranty Deed excepting out warranty as to the lien remaining.Such transaction violate the alienation clause in a mortgage, no real gray area about it as it's defined in federal law.

My future plan is to reroute gray water and gutter runoff to use in flowerbeds and expand to the trees.
