Joining Facebook groups (posting properties on Facebook groups as well) and utilizing Furnished Finder, Zillow, Airbnb/VRBO (30+ day stays), insurance placement companies, etc will allow you to maximize profits/property potential and stay nimble. 

I thought about renting out my master bedroom fully furnished (bed, bed sheets, nightstands, and curtain).

My SO and I operate furnished rentals in Cudahy, WI.

I removed popcorn ceilings, painted all walls (inside and out), replaced and changed out light fixtures (inside and outside), furnished the entire home, and created a fun outdoor space (fire pit, grill, picnic area, outdoor games - including wiffle ball!).

@Chris WilburnIf you are willing to furnish the basement ADU, you could likely get more than $1800/month rent from medium-term renters (i.e. travel nurses) in the Portland area. 

Furnishing a place is freaking expensive and tedious.

@Sadaf Mikanik you can also list on airbnb for great than 30 days but furnished finder is probably the best for getting health care workers. 

I lucked out on my first house which has turned out to be a great AirBnB side hustle and in 2022 I was fortunate enough to secure a second property has a house hack (which I've implemented as a furnished mid-term rent by the room).

Checking out Furnished Finder, Aribnb/VRBO (30+ day stays) and looking at sites like AirDNA (only for STR data) can be great ways to do some easy market research on your own.

Charging $50 a month for washer/dryer, Mid Term rental, Furnished/semi furnished etc.
