No realtor is just going to run comps for you unless they are a good friend of yours, and even then, they usually will run them incorrectly.

In any market that you're looking into from OOS, it's very important to work with an investor friendly agent so you're able to gain the right insight on the different areas and the risks involved.

I have a friend out of PA that sets homes in the tri-state region and I can recommend some manufacturers up your way but need to know more particulars of what you're looking for, as in basic ranch, one story/two story, etc...

I have a few friends who is very pro Ohio (Akron and Columbus specifically), but i ventured elsewhere.

The area tends to be more owner occupant friendly rather than renting.

The state that I live in is also not landlord friendly.  

They prefer the middle/southern part of the country because the laws are friendly and prices are more affordable.
