A true service animal actually performs a true SERVICE and is trained to do that service....see eye, people in wheel chair etc.....the nebulous "emotional support" animal is the big issue since it is way hard to define and they don't need any formal training.....and its becoming a big industry to see little jackets and vest on the internet that anyone can buy.

Ryan - I would say  yes to the main question ...its  best to  start with using  hypothetical scenario  that is likely higher than you plan to use  ...ask the lender to  use these figures...provide them with all the  data they  request  ...ask them to fully underwrite and  approve the  file  ( versus just  providing a  " pre qualification "  opinion  based off a loan officer  reviewing the data ) ...getting a firm / formal  loan approval commitment  is free and  this should allow you to know  exacatly where you stand

I've only heard the news through my property manager, so nothing formal is on the table.

The company is merely a formality - Realtors and escrow officers switch companies every so often.

My personal home is near the airport on the border between Rochester and Stewartville banking on that long term trend / appreciation.

It is just a he-said/she-said situation.My tenant has asked that I file a formal harassment complaint against the owners below because he cannot live in his own house anymore for fear of getting a noise complaint etc. 

Are there any geo borders that you go by, such as East of the City, etc?   

You cant formally apply for the loan until you're under contract but it will be helpful to start ahead of time
