(I'm not an attorney, CPA, blah, blah, blah).Even if it's only $30k net, there's your seed money and some experience in deal flow and rehab.Then you can up your game. 

But its this type of dirt were once things move its big pay day and you do nothing to manage it.. we harvest grass seed that brings in 20k a year. :) If it was in the city limits today the value would be around 400k per acre..

I am familiar with a former longtime landlord of mine & my beau's who may have some notes to sell (so they can get out of the tenant/flipping/rehabbing headache, & possibly retire) , as well as  a partially vacated plaza near us who may need some seed capital to cleanup the property & fill their longtime empty suites back up. 

If you are, then go for house hack (I would) but you better NEVER do consumer debt again..you are a farmer and dollars are your seed....consumer debt, new cars and consumption is eating your seed...STOP THAT :)Try to get as many units as you can  i.e. 

I had simply mentioned it to 'plant the seed'...

It also took calling on my 15 years of creative experience, work, resources and sowing relationship seeds for 14 years. 

@Manny AlvaradoIf you can pay investors 6-8% and do #3, you could obtain a fairly substantial portfolio of properties and, it seems, essentially “eliminate” one of the problems most people have; finding seed money to invest.
