More people moving to a city is more potential tenants. 

Building a team is something after you build the skills yourself, then teach them to other people to leverage more and more.

I think a lot of people like those on the Forum are entrepenurial thinkers and can design ok on their own, but of course there are some people who cannot design a doghouse and will need you for the whole project, lots of those folks out there..... :-)

Wholesaling works different in different cities, people will come on saying get quotes and all this but in Phoenix you have to move extremely quick if it's a good deal.

This is not my area of expertise, so wise people on this website will likely tell me not to venture into this!  

So it may end up costing you $400k within 30-60 days without any financing options.How do people overcome this when you do your due diligence?

I'm in a small town so the people aspect is a huge consideration. 

Then when you have enough money for the 3.5% down, buy a place that you can live in and rent out spaces to other people. 

Personally, I would never live in PHX, but that is all personal biases (I prefer seasons and greenery), and clearly lots of people choose to live in PHX.At the end of the day, I would argue market selection almost only comes into play when you are talking assets that cater to institutional buyers that have to get investment committee sign off. 

Most people are going for 3+.
