You need to examine your expected Cash on Cash and total ROI over a 10-year hold and see if you are satisfied with those numbers, and be very conservative in your projections.

Do I need to have language in the contract with my buyer stating that the cost of the title examination and insurance are their responsibility?

Any legal problems, are they properly licensed, are the subject to examinations and are they in compliance, do they have reserves, do they have the ability to pay you as agreed, what is their experience (in decades, LOL,) ?

What if you rubber stamp someone's requested prescription for an emotional support hamster based on a 2 minute "examination", or a few checkboxes, and he turns out to have a brain tumor? 

Spend a lot lot lot of time examining what kind of real estate investor you want to be and where and what you want to invest in. 

They know what areas to examine and what assets commonly get damaged by wear and tear.

I'm also thinking about getting my real estate license and my understanding so far is that you don't just pay for the online course and the exam, in order to keep your license, you have to pay annual fees for many things.
