Tenant further represents and warrants that, notwithstanding the existence of any of the foregoing circumstance, Tenant has the ability to pay rent for the term of this Lease Agreement and agrees to continue to pay rent, in full, for the entirety of the term of this Lease Agreement

Make sure you list them as Tenant A and/or Tenant B and/or Tenant C - so all are wholly responsible for the entirety of the rent (so even if one doesn't pay the others are still responsible)

You want to be on the same page with them for the entirety of the year.

If they move out, they are responsible for the entirety of the lease.

Weird question, but lets say in a future BRRRR deal I have a PML fund the entirety of the acquisition + rehab.

If so, you may have STR/Vacation rental restrictions renting out part of your home and not the entirety of the property on one lease.
