Buying with tenants in place
I just looked at a property today. About 850 sq ft, built in 1900, but looks ok from the outside. The owner has some friends living there. He says they pay 750 in rent, but who knows. Its on an acre and he wants 60k for it. He wont let us into the house and wants to keep the tenants in for a year after closing for them to have enough time to move on. What do yall think? The tenant is going to text me pictures of the inside later today. I would definitely need to get into the house before closing, but don't know about tenants. They would obviously need to sign a year lease, but im concerned with funding the deal long term. Would I be able to get a conventional loan with them in the house and no renovations completed? The ARV is about 150 and it needs about 40k in reno. Thanks

1. You can't see or inspect the house in it's entirety before you purchase? NOPE.
2. You're relying on a tenant to send you pictures? Dude... NO!
3. Seller wants you to agree to allow his friends to continue to "rent" after you purchase? Absolutely NOT.
Please just walk away from this.
