From my understanding, WHITE is better than SILVER, and SILVER is better than BLACK in terms of durability and energy savings.The issue here is the previous homeowners used a rubber coating "BLACK" a long time ago, and then coated over the peeling black with a WHITE coating.However, they did not use the coating on the back side of the property.

I look towards the durability of the payment stream as the metric for long term rentals.I am lucky to be in a resource and healthcare based economy (Houston) and my focus is workforce housing.Median income is around 42K in the city, but I target the historical 35K, two earner household and then keep my rents around 1/3 of their monthly take home pay. ($900 - $1350)This I think gives some downside wiggle room, and since we purchase for cash flow, I do not really care about the nominal price of the assets, just my basis in that asset based upon the long term cash flow prospects.I think that as long as we as investors keep an eye on median incomes of our respective markets, and make sure we are buying at a deep enough discount, we will alright and see the signs of the next bubble.

At least they were supposedly doing that.I think Sandy's idea has merit, if they built something similar on BP, you'd know the contractors were 'flip friendly' or 'landlord friendly' - if your fellow landlords/flippers recommended them.I might have a great guy who works slow and I use around my own house, but if you are flipping, time matters a lot more.For a landlord, a contractor who suggests more durable finishes, or shortcuts that can save cost and time, but don't cheapen the result too much could be very valuable, right?

Usually go with pex because it's cheap and pretty durable. 04. new wall 05. new ceiling If there are walls there, why not fill in where there is plaster/drywall missing and skim coat it if necessary then prime and paint?

hope you didn't buy the semi gloss yet. satin is the best sheen. most cabinets come from the factory with a satin finish. satin is as durable as semi gloss, and looks 10x better. semi gloss is old school mindset that still holds up but lower sheen paint formulas in the recent years have come up. if your going white,off the shelf behr ultra pure white is always nice or white dove benjamin moore leaves a great impression.
