As has been pointed out,  unless you are a seasoned wholesaler in your own market, you are almost certain to fail working in a distant area. 

A close relative like a child pays a lower rate than a more distant relative.

In my opinion keeping a professional distant is one of the most important aspects of owning rental property and something a PM facilitates.
