I’m ready to invest and send money today, just trying to complete my final due diligence.

I know I should do my own due diligence (which I will), but before I do, i wanted to ask any experienced investor from the area if you think the market there is starting to level out and etc.

It is always critical to do your due diligence when investing and especially if you give people your money to invest. 

Costs and any inspections, work, etc that are needed can be part of your offer to the seller or covered during due diligence if you don't buy it "as is".
