@Jay Hinrichsis absolutely right about our soil, so you really do need to budget for it, but it might not be an issue for you so who knows.At least you bought at a reasonable price point (sub $130K, sub $1300/month rent) so your house will be in demand as a rental.

This is something that could be to your advantage if you own a home in one of areas since you will rarely have a shortage of a tenant applicants who want to live in these districts.On another note, neighborhoods with SFRs in Dallas proper such as the M-Streets, Lakewood, Knox-Henderson, Munger, Bishop Arts are in demand as well, but you will see more of the young professional, dual income no children types living in these areas.

So I guess I'm debating is it worth adding the water lines and set up the existing units already there in hopes it makes the property a bit more desirable and demand a very slight bit more in rent?
