This came about because people would represent a seller and then work against the buyer, while the buyer felt they were working for them (well, it's common for a foundation to cave in a bit like that, all those for sale signs in the neighborhood are because it is such a hot area everyone is trying too cash in).

Good deals can be found, even in the lower priced areas, if that's your cup of tea, but I do recommend to keep away from the bargain cave high crime areas, becaue you get what you paid for it, maybe even less.

to release takes sig from both buyer and seller.. disputes are interpleaded to the court or in our case we have mandatory mediation.the EM squabbles I have had in PA went to mediation.. with again both sides caving.. so save yourself the drama and just offer to take half and move on..

I personally hate the idea, if you want a man cave or tv room use it for that and still leave the garage doors on, then you still have the option of parking the car inside during a hail storm.
